Inventory
What’s actually being built
The Uplands is overwhelmingly a single-family neighbourhood, but not exclusively — there is a genuine attached-home tier underneath it, which is what keeps the entry price near $320,000 in a community whose median is over half a million.
| Home type | Listings | Share |
|---|---|---|
| Single-Family | 66 | 80% |
| Duplex | 10 | 12% |
| Townhome | 6 | 7% |
| Price band | Listings |

| Under $450,000 | 20 |
| $450,000 – $550,000 | 34 |
| $550,000 – $650,000 | 21 |
| $650,000 – $750,000 | 7 |
| Over $750,000 | 0 |
Floor plans cluster tightly: 64 of the 82 homes are three-bedroom, 13 are four-bedroom and 5 are two-bedroom. Almost everything is three-bathroom (77 of 82). Sizes run from 952 to 2,713 sq ft. If you want five bedrooms or a bungalow, The Uplands is not currently where you will find it — that is a real constraint worth knowing before you spend a Saturday touring show homes here.
Common features across the current inventory: 52 homes list a garage, 34 have a side entrance (the standard precursor to a future basement suite), 50 include a bonus room, 10 list 9 ft ceilings, and 4 have walkout basements. Only 1 listing currently has a finished basement suite — so if suite income is your goal here, you are almost certainly buying the side entrance and finishing it yourself.
Location
Where The Uplands is
The Uplands sits in Edmonton’s West sector, in the sipiwiyiniwak Ward. Per the City of Edmonton’s Neighbourhood Structure Plan it is bounded on the north by Edgemont, on the northeast by Anthony Henday Drive, on the east by the North Saskatchewan River valley, on the southeast by River’s Edge, on the southwest by Stillwater, and on the west by the Enoch Cree Nation reserve.
It is a young neighbourhood by design. The Riverview Neighbourhood 1 Structure Plan was adopted by City Council on 22 September 2015, and the area — originally designated “Balsam Woods” — was renamed The Uplands in March 2016. The City still classifies it as a developing rather than established neighbourhood, which is exactly why the entire for-sale inventory here is new construction: there is essentially no resale stock yet.
Current listings are concentrated along 188th to 211th Street NW and 24th to 30th Avenue NW, in the T6M postal district. The developer, Qualico Communities, markets the community as being under five minutes from Anthony Henday Drive.
Builders
Who’s building here
The Uplands at Riverview is developed by Qualico Communities. Builders listed as active in the community are Coventry, Daytona, Homes by AVI, Homes by Saga, Jayman, Pacesetters, Park Royal, Parkwood Homes, Sterling, StreetSide and Victory Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Qualico’s own community materials. If builder attribution matters to your search, that is a conversation worth having directly rather than something to infer from a listing.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a neighbourhood this new, two homes a few blocks apart can fall into different catchments.
Nearby
How it compares to its neighbours
The three communities that border The Uplands are all active new-construction markets in their own right. Together with The Uplands they account for 239 active new-construction listings in one contiguous stretch of west and southwest Edmonton — which makes this a genuinely efficient area to shop, because you can compare four communities in an afternoon.
| Community | Listings | Median price | Price range |
|---|---|---|---|
| The Uplands (this page) | 82 | $508,600 | $314,998 – $749,000 |
| River’s Edge southeast | 61 | $509,600 | $299,998 – $712,600 |
| Edgemont north | 49 | $547,400 | $379,900 – $1,294,800 |
| Stillwater southwest | 60 | $522,449 | $353,990 – $683,990 |
The pattern worth noticing: Edgemont carries a meaningfully higher median and a higher ceiling, while River’s Edge and Stillwater sit slightly below The Uplands. Across all four, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing
How The Uplands prices against Edmonton
The median new-construction list price in The Uplands is $514,747, about 6% below the Edmonton-wide new-construction median of $545,998. That sounds like a discount, and it partly is — but the more useful number is price per square foot, where The Uplands sits at $307 against an Edmonton-wide $308.
In other words, homes here are not cheaper per foot; they are slightly smaller. That matters when you are comparing a Uplands quote against one from a community with a higher headline median — you may be comparing floor area, not value. Within the community itself, price per square foot ranges from $258 to $393, which is a wide enough spread that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in The Uplands?
As of 16 September 2026 there are 82 active new-construction listings in The Uplands, making it the highest-inventory new-construction neighbourhood in Greater Edmonton. Prices range from $314,998 to $749,000, with a median list price of $508,600.
Where exactly is The Uplands?
West Edmonton, in the City’s West sector. It is bounded by Edgemont to the north, Anthony Henday Drive to the northeast, the North Saskatchewan River valley to the east, River’s Edge to the southeast, Stillwater to the southwest, and the Enoch Cree Nation reserve to the west. Listings are concentrated in the T6M postal district.
Which builders are building in The Uplands?
The community is developed by Qualico Communities, with Coventry, Daytona, Homes by AVI, Homes by Saga, Jayman, Pacesetters, Park Royal, Parkwood Homes, Sterling, StreetSide and Victory Homes listed as active builders. Note that the MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is The Uplands cheaper than the rest of Edmonton?
On headline price, yes — the median is about 8% below the Edmonton new-construction median. On price per square foot the gap narrows to about the same size or less, so part of the saving reflects smaller homes rather than better value per foot.
Can I find a home with a legal basement suite in The Uplands?
Sometimes. 1 of the 82 active listings in The Uplands has a finished basement suite. A further 33 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer’s agent is already built into the builder’s budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
