Who we are

*movenew is an independent buyer-advocacy service for new-construction homes in the Edmonton area, operated by Ryan McCann of MaxWell Polaris. We represent buyers only — never the builder or the listing brokerage — and this policy explains what information we collect through movenew.ca, why, and what you can do about it.

Information we collect

We only collect what you give us directly:

• Contact, showing, and pre-approval forms. Name, email, phone number, and whatever else you write in the message — used to respond to you, arrange a showing, or introduce you to a mortgage lender.
• Account (optional). If you create an account to save searches or favourite listings, we collect your email address and, if you sign up with a password, an encrypted copy of it. You can also sign in with Google, in which case Google shares your name and email with us.
• Saved searches & favourites. If you're signed in, your search criteria and favourited listings are stored against your account so they're there when you come back.
• Favourites without an account. If you favourite a home without signing in, it's saved only in your browser's local storage — it never reaches our servers, and clearing your browser data clears it too.

We don't run advertising or analytics trackers on this site, and we don't buy or collect information about you from anywhere else.

How we use your information

• To respond to a question, book a showing, or connect you with a new-construction mortgage lender when you ask us to.
• To send you an email when a home matching your saved search is listed, or when a favourite's price changes — only if you have an active saved search or favourite, and only until you unsubscribe.
• To operate, secure, and improve the site itself.

Email alerts & unsubscribing

Saved-search and price-change emails only go out if you have a saved search or a favourited listing. Every one of those emails includes a one-click unsubscribe link. Unsubscribing stops future alert emails immediately — it doesn't delete your saved searches or favourites, and it doesn't affect a direct reply to a message you send us through a form.

Who we share information with

We use a small number of service providers to run the site, and share only what each one needs to do its job:

• Supabase — hosts accounts, saved searches, and favourites.
• Resend — delivers saved-search and price-change alert emails.
• Web3Forms — delivers contact, showing-request, and pre-approval form submissions to our inbox.
• The Canadian Real Estate Association (CREA) / REALTORS® Association of Edmonton — the source of the public listing data (addresses, prices, photos) shown on the site. This is public listing data, not information about you.

An account made on movenew.ca may also work on other *movenew Group sites, since they can share one underlying account system. We don't sell your information to anyone, and we don't share it with builders, listing brokerages, or advertisers.

Cookies & local storage

We don't use advertising or tracking cookies. The site uses your browser's local storage to keep you signed in between visits and, if you're not signed in, to remember homes you've favourited on that device.

How long we keep it

Account data, saved searches, and favourites are kept for as long as your account is active. Form submissions are kept as long as needed to respond to you and for our own business records. You can ask us to delete your information at any time — see below.

Your rights & choices

• Access or correct the information we hold about you.
• Delete your account, saved searches, and favourites.
• Unsubscribe from alert emails at any time, using the link in any alert email.

Children's privacy

movenew.ca is not directed at children, and we don't knowingly collect information from anyone under 18.

Changes to this policy

If this policy changes in a meaningful way, we'll update the date at the top of this page.
