What’s actually being built
Stillwater is overwhelmingly a single-family neighbourhood — at 92% of active listings, consistent with Mattamy’s own focus as both developer and builder here; duplexes and townhomes together account for only 4 of the 48 active listings

Common features across the current inventory: 33 homes list a garage, 17 have a side entrance (the standard precursor to a future basement suite), 30 include a bonus room. 2 listings currently have a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.
Location
Where Stillwater is
Stillwater is in west Edmonton, within the Riverview area, in Ward sipiwiyiniwak. It shares the Riverview area plan with The Uplands and River’s Edge, though its own Neighbourhood Structure Plan was adopted separately, on 22 August 2016. It is bounded on the north by The Uplands, on the east by River’s Edge, on the southeast and south by Grandisle, and on the west by Parkland County.
Like its Riverview neighbours, the area was renamed after an early naming decision was appealed: Stillwater was originally called “Golden Willow” when the City’s five Riverview neighbourhoods were named in June 2015, before developers successfully appealed and the executive committee renamed it Stillwater.
Mattamy Homes celebrated Stillwater’s grand opening in March 2018 — its first master-planned community in Edmonton — built around a naturalized wetland paired with a stormwater pond, with parks and trails threaded through the neighbourhood.
Builders
Who’s building here
Stillwater is developed by Mattamy Homes. Builders listed as active in the community include Mattamy Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Mattamy Homes' own community materials. Unlike some of Edmonton’s other new-build communities, Stillwater is built exclusively by its own developer rather than a roster of independent builders — Mattamy Homes designs, develops and builds throughout the community itself.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.
Nearby
How it compares to its neighbours
The 2 communities bordering Stillwater are active new-construction markets in their own right. Together with Stillwater they account for 189 active new-construction listings in one contiguous stretch of Edmonton — a genuinely efficient area to shop, since you can compare 3 communities in an afternoon.
| Community | Listings | Median price | Price range |
|---|---|---|---|
| Stillwater (this page) | 60 | $522,449 | $353,990 – $683,990 |
| The Uplands north | 82 | $508,600 | $314,998 – $749,000 |
| River’s Edge east | 61 | $509,600 | $299,998 – $712,600 |
The pattern worth noticing: The Uplands carries a meaningfully higher median. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing
How Stillwater prices against Edmonton
The median new-construction list price in Stillwater is $501,499, about 8% below the Edmonton-wide new-construction median of $545,998.
On a price-per-square-foot basis the two are almost identical: $313 in Stillwater versus $308 across Edmonton, so the headline cheaper price mainly reflects home size rather than value. Within Stillwater itself, price per square foot ranges from $258 to $399, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Stillwater?
As of 16 September 2026 there are 60 active new-construction listings in Stillwater, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $353,990 to $683,990, with a median list price of $522,449.
Where exactly is Stillwater?
Stillwater is in west Edmonton, within the Riverview area (Ward sipiwiyiniwak, Southwest sector). It is bounded on the north by The Uplands, on the east by River’s Edge, on the southeast and south by Grandisle, and on the west by Parkland County.
Which builders are building in Stillwater?
Stillwater is developed by Mattamy Homes, with Mattamy Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Stillwater cheaper than the rest of Edmonton?
On headline price, yes — the median is about 5% below the Edmonton new-construction median. On price per square foot the gap narrows to about the same size or less, so part of the saving reflects smaller homes rather than better value per foot.
Can I find a home with a legal basement suite in Stillwater?
Sometimes. 3 of the 60 active listings in Stillwater have a finished basement suite. A further 29 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
