What’s actually being built

River's Edge is predominantly single-family, but not exclusively — the duplex share here (16 of 59 listings, 27%) is a real structural difference from an all-single-family subdivision, worth knowing if a detached lot specifically matters to you

Location

Where River's Edge is

River’s Edge sits in Edmonton’s West sector, in the sipiwiyiniwak Ward, immediately south of The Uplands. Per the City of Edmonton’s Neighbourhood Structure Plan it is bounded on the north by The Uplands, on the northeast by Anthony Henday Drive, on the east and south by the North Saskatchewan River valley, on the southwest by Grandisle, and on the west by Stillwater.

It shares the Riverview area plan with The Uplands and was approved the same day: the Riverview Neighbourhood 3 (River’s Edge) Structure Plan was adopted by City Council on 22 September 2015, the same date as The Uplands’ own plan. The area was originally named “River Alder” by the City’s Naming Committee in June 2015, then renamed River’s Edge after developers appealed. Like The Uplands, it is still classified as a developing neighbourhood, which is why its entire for-sale inventory is new construction.

Current listings are concentrated around 188th Street NW, near 18th Avenue NW, in west Edmonton off Maskêkosihk Trail. The developer, Qualico Communities, markets the community as minutes from Anthony Henday Drive.

Builders

Who’s building here

River's Edge is developed by Qualico Communities. Builders listed as active in the community include Broadview Homes, Coventry, Homes by AVI, Impact Homes, Jayman, Landmark Homes, Look Homes, Pacesetter Homes, Parkwood Homes, Sterling, StreetSide and Victory Homes.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Qualico Communities' own community materials.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Stillwater west 60$522,449$353,990 – $683,990

The pattern worth noticing: The Uplands carries a meaningfully higher median. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

On a price-per-square-foot basis the two are almost identical: $303 in River's Edge versus $308 across Edmonton, so the headline cheaper price mainly reflects home size rather than value. FAQ

Common questions

How many new construction homes are for sale in River's Edge?

As of 16 September 2026 there are 61 active new-construction listings in River's Edge, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $299,998 to $712,600, with a median list price of $509,600.

Where exactly is River's Edge?

River’s Edge is in west Edmonton, in the city’s West sector. It is bounded on the north by The Uplands, on the northeast by Anthony Henday Drive, on the east and south by the North Saskatchewan River valley, on the southwest by Grandisle, and on the west by Stillwater.

Which builders are building in River's Edge?

River's Edge is developed by Qualico Communities, with Broadview Homes, Coventry, Homes by AVI, Impact Homes, Jayman, Landmark Homes, Look Homes, Pacesetter Homes, Parkwood Homes, Sterling, StreetSide and Victory Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.

Is River's Edge cheaper than the rest of Edmonton?

On headline price, yes — the median is about 7% below the Edmonton new-construction median. On price per square foot the gap narrows to about the same size or less, so part of the saving reflects smaller homes rather than better value per foot.

Can I find a home with a legal basement suite in River's Edge?

Rarely to never, at the moment — none of the 61 active listings in River's Edge currently has a finished basement suite. A further 21 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
