Location

Where Edgemont is

Edgemont is in west Edmonton, in Ward sipiwiyiniwak, immediately north of The Uplands. It was officially named on 17 October 2007 and formalized through the Edgemont Neighbourhood Area Structure Plan adopted in 2011, growing out of the broader Lewis Farms Area Structure Plan. It is bounded on the west by Winterburn Road (215 Street NW), on the south by the Wedgewood Ravine, on the east by Anthony Henday Drive, and on the north by Lessard Road and 45 Avenue NW.

The plan calls for a mix of housing types — single-detached and semi-detached homes alongside row housing, stacked row housing and low-rise apartments — supporting a range of household sizes along a transit-oriented layout.

The developer, Qualico Communities, is the same developer building The Uplands directly to the south, and markets both communities together as part of its West Edmonton portfolio.

Builders

Who’s building here

Edgemont is developed by Qualico Communities. Builders listed as active in the community include Coventry, Daytona, Homes by AVI, Jayman, Pacesetter Homes, Parkwood Homes, Sterling and StreetSide.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Qualico Communities' own community materials.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

The Uplands south 82$508,600$314,998 – $749,000

The pattern worth noticing: The Uplands sits below Edgemont. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing

How Edgemont prices against Edmonton

The median new-construction list price in Edgemont is $553,142, close to the Edmonton-wide new-construction median of $545,998.

On a price-per-square-foot basis the two are almost identical: $311 in Edgemont versus $308 across Edmonton, so the headline similar price mainly reflects home size rather than value. Within Edgemont itself, price per square foot ranges from $261 to $495, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Edgemont?

As of 16 September 2026 there are 49 active new-construction listings in Edgemont, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $379,900 to $1,294,800, with a median list price of $547,400.

Where exactly is Edgemont?

Edgemont is in west Edmonton (Ward sipiwiyiniwak, West sector). It is bounded on the west by Winterburn Road (215 Street NW), on the south by the Wedgewood Ravine, on the east by Anthony Henday Drive, and on the north by Lessard Road and 45 Avenue NW.

Which builders are building in Edgemont?

Edgemont is developed by Qualico Communities, with Coventry, Daytona, Homes by AVI, Jayman, Pacesetter Homes, Parkwood Homes, Sterling and StreetSide listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.

Is Edgemont cheaper than the rest of Edmonton?

Roughly in line with the Edmonton new-construction median — the gap is small enough that it is not a meaningful difference either way.

Can I find a home with a legal basement suite in Edgemont?

Sometimes. 2 of the 49 active listings in Edgemont have a finished basement suite. A further 17 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
