What’s actually being built

Starling is overwhelmingly a single-family neighbourhood — every one of the 14 active listings is single-family, the most single-family-concentrated of any community in this batch.

Common features across the current inventory: 14 homes list a garage, 7 have a side entrance (the standard precursor to a future basement suite), 11 include a bonus room. 1 listing currently has a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.

Location

Where Starling is

Starling is in northwest Edmonton, in Ward Nakota Isga, on Big Lake — established through the Big Lake Neighbourhood Two Structure Plan adopted in October 2010 and officially named the same month, originally designated Neighbourhood 2 within the Big Lake Area Structure Plan. It is bounded by 199 Street to the west, 137 Avenue to the north, Ray Gibbon Drive to the east, and Anthony Henday Drive and Yellowhead Trail to the south, placing Trumpeter directly to its west.

Marketed as Starling at Big Lake, the roughly 64-hectare, 650-plus-lot community sits just southeast of Lois Hole Centennial Provincial Park, built around Horseshoe Creek — and, in keeping with the Big Lake naming theme also seen at Kinglet Gardens, its streets carry bird names: Chickadee Drive, Magpie Way, Starling Drive among them.

The developer, Rohit Homes, shares a builder pool with neighbouring Trumpeter, including San Rufo Homes, Blackstone Homes, Gill Built Homes and ART Custom Homes.

Builders

Who’s building here

Starling is developed by Rohit Homes. Builders listed as active in the community include Rohit Homes, San Rufo Homes, Blackstone Homes, Gill Built Homes and ART Custom Homes.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Rohit Homes' own community materials.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Trumpeter west 14$413,508$374,980 – $577,497

The pattern worth noticing: Trumpeter sits below Starling. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing

How Starling prices against Edmonton

The median new-construction list price in Starling is $654,500, about 20% above the Edmonton-wide new-construction median of $545,998.

On a price-per-square-foot basis the two are almost identical: $305 in Starling versus $308 across Edmonton, so the headline pricier price mainly reflects home size rather than value. Within Starling itself, price per square foot ranges from $262 to $447, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Starling?

As of 16 September 2026 there are 11 active new-construction listings in Starling, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $555,000 to $889,000, with a median list price of $689,800.

Where exactly is Starling?

Starling is in northwest Edmonton (Ward Nakota Isga), on Big Lake. It is bounded by 199 Street to the west, 137 Avenue to the north, Ray Gibbon Drive to the east, and Anthony Henday Drive and Yellowhead Trail to the south — bordering Trumpeter to its west.

Which builders are building in Starling?

Starling is developed by Rohit Homes, with Rohit Homes, San Rufo Homes, Blackstone Homes, Gill Built Homes and ART Custom Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.

Is Starling cheaper than the rest of Edmonton?

No — the median list price in Starling runs about 25% above the Edmonton new-construction median.

Can I find a home with a legal basement suite in Starling?

Sometimes. 1 of the 11 active listings in Starling has a finished basement suite. A further 6 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
