Common features across the current inventory: 5 homes list a garage, 0 have a side entrance (the standard precursor to a future basement suite), 1 include a bonus room. 1 listing currently has a finished basement suite — so if suite income is your goal here, some buyers are working from a side entrance and finishing it themselves.

Location

Where Parkview is

Parkview is in Ward sipiwiyiniwak, in west Edmonton, along the North Saskatchewan River valley. Most of the neighbourhood was developed mid-to-late 1950s; its name reflects the river valley views many of its streets look out on. The Parkview Community League was established in 1956, and the neighbourhood is served by Valleyview Shopping Centre, unusually located centrally on 142 Street rather than on a major arterial road.

New construction today is infill — individual river-valley-adjacent lots redeveloped one at a time. The east portion of Parkview has been selected for the City's Neighbourhood Renewal program, with public input planned for fall 2026, and the neighbourhood has also seen organized resident debate over infill and multiplex development under Edmonton's 2024 zoning bylaw.

Builders

How new construction happens here

Parkview was developed mid-to-late 1950s, so there is no master developer or builder roster the way there is for a new suburb. Its current new-construction listings are individual infill teardown-rebuilds on a river-valley-adjacent lot base, at some of the highest price points of any community on this site.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, and because these are one-off infill projects on individually-owned lots rather than a single developer’s phased release, there is no community-marketing site with a builder roster to point to.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing

How Parkview prices against Edmonton

The median new-construction list price in Parkview is $1,724,950, about 214% above the Edmonton-wide new-construction median of $548,800.

Price per square foot runs the other way, though: $537 in Parkview against $308 across Edmonton — so despite the headline gap, homes here are not simply pricier per foot. Within Parkview itself, price per square foot ranges from $378 to $696, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Parkview?

As of 16 September 2026 there are 5 active new-construction listings in Parkview, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $674,702 to $2,379,900, with a median list price of $1,649,900.

Is Parkview currently dealing with infill development tension?

Yes. Parkview has seen organized resident opposition to some infill and multiplex proposals since Edmonton's 2024 zoning bylaw took effect, which permits up to 8 units on a single lot in most neighbourhoods, including at least one case that went to court. Separately, the east portion of Parkview has been selected for the City's Neighbourhood Renewal program, with public input planned for fall 2026.

Where exactly is Parkview?

Parkview is in west Edmonton, in Ward sipiwiyiniwak, bounded by MacKenzie Ravine to the north, the North Saskatchewan River valley to the east, 149 Street to the west, and 87 Avenue and Buena Vista Road to the south. It was developed mid-to-late 1950s — new-construction listings here are individual infill rebuilds, not a planned subdivision.

Which builders are building in Parkview?

There's no single builder or developer for Parkview — it was developed mid-to-late 1950s, and current new-construction listings are individual infill teardown-rebuilds on existing lots, not a planned subdivision.

Is Parkview cheaper than the rest of Edmonton?

No — the median list price in Parkview runs about 200% above the Edmonton new-construction median.

Can I find a home with a legal basement suite in Parkview?

Sometimes. 1 of the 5 active listings in Parkview has a finished basement suite.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
