What’s actually being built
Westmount is predominantly single-family, but not exclusively — a mix of single-family homes, duplexes and condos rather than one dominant type, typical of infill redevelopment on individually-sized older lots

Common features across the current inventory: 9 homes list a garage, 0 have a side entrance (the standard precursor to a future basement suite), 0 include a bonus room. 7 listings currently have a finished basement suite — so if suite income is your goal here, some buyers are working from a side entrance and finishing it themselves.
Location
Where Westmount is
Westmount is in Ward O’day’min, in west-central Edmonton. The land was originally part of Malcolm Groat's river-lot homestead, settled in 1878; Westmount became part of the City of Edmonton in 1904, and James Carruthers purchased most of Groat's land in 1906 to develop it, imposing building covenants that shaped its early character. Streetcar service reached Westmount in 1911, and a 1912 land boom produced most of the neighbourhood's surviving early housing stock.
Much of Westmount falls within the Westmount Architectural Heritage Area (WAHA), a City heritage zoning overlay intended to preserve its Craftsman and Foursquare-style homes. New construction here is infill — individual lots redeveloped within that heritage context — rather than a planned subdivision.
Builders
How new construction happens here
Westmount isn’t a planned new subdivision — it’s one of Edmonton’s oldest neighbourhoods, dating to the early 1900s, so there is no single master developer or builder roster the way there is for a suburb like Granville or Hawks Ridge. The new-construction homes listed here are individual infill projects: older lots redeveloped one at a time by a range of custom and infill builders, largely within the Westmount Architectural Heritage Area (WAHA) — a City heritage overlay that shapes what can be built to preserve the neighbourhood’s Craftsman and Foursquare-style character.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, and because these are one-off infill projects rather than a single developer’s phased release, there is no community-marketing site with a builder roster to point to.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Westmount prices against Edmonton
The median new-construction list price in Westmount is $2,100,000, about 283% above the Edmonton-wide new-construction median of $548,800.
Price per square foot runs the other way, though: $530 in Westmount against $308 across Edmonton — so despite the headline gap, homes here are not simply pricier per foot. Within Westmount itself, price per square foot ranges from $371 to $1,741, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Westmount?
As of 16 September 2026 there are 10 active new-construction listings in Westmount, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $719,900 to $4,675,000, with a median list price of $2,245,000.
Why does an old neighbourhood like Westmount have new construction listings?
Westmount is one of Edmonton's oldest neighbourhoods, first settled in 1878 on Malcolm Groat's original river-lot homestead and developed through a land boom around 1912. The “new construction” listings here today are infill: older homes torn down and rebuilt one lot at a time, largely within the Westmount Architectural Heritage Area (WAHA), a City heritage overlay that shapes what gets built to preserve the neighbourhood's Craftsman and Foursquare-style character.
Where exactly is Westmount?
Westmount is in west-central Edmonton, in Ward O’day’min, bounded by 111 Avenue to the north, Groat Road and the Groat Ravine to the west and southwest, and the North Saskatchewan River valley to the south. Unlike most communities on this site, Westmount is over a century old — new-construction listings here are individual infill rebuilds, not a planned subdivision.
Which builders are building in Westmount?
There's no single builder or developer for Westmount — it's an established neighbourhood over a century old, and the current new-construction listings are individual infill projects on older lots, built by a range of custom and infill builders, largely within the Westmount Architectural Heritage Area (WAHA) heritage overlay.
Is Westmount cheaper than the rest of Edmonton?
No — the median list price in Westmount runs about 308% above the Edmonton new-construction median.
Can I find a home with a legal basement suite in Westmount?
Sometimes. 6 of the 10 active listings in Westmount have a finished basement suite.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
