Location
Where Rosenthal is
Rosenthal is in west Edmonton, within the Lewis Farms area, and was originally considered Neighbourhood 5 within the Lewis Farms Area Structure Plan. The Rosenthal Neighbourhood Structure Plan (Bylaw 15096) was approved by City Council on 11 March 2009, then amended on 18 June 2019 to redistribute residential land uses, add a neighbourhood commercial site, and designate a utility corridor. It is bounded by 87 Avenue to the north, 231 Street (Hillview Road) to the west, 215 Street (Winterburn Road) to the east, and Whitemud Drive to the south.
The plan calls for predominantly low- and medium-density housing — single-detached homes, row housing and apartments — alongside a mixed-use community centre in the northeast, district parks, school sites and two stormwater facilities integrated with natural areas and trails. The community today features fountains, playgrounds and a spray park along its walking trail network.
The developer, Melcor Developments, markets Rosenthal via major routes including Whitemud Drive and Anthony Henday Drive, with proximity to West Edmonton Mall and the River Cree Resort and Casino.
Builders
Who’s building here
Rosenthal is developed by Melcor Developments. Builders listed as active in the community include Canyon Spring Homes, Carrington Communities, Dolce Vita Homes, Encore Master Builder, Footprint Developments, Homes by Avi, Landmark Homes, Lincolnberg Master Builder, Parkwood Master Builder, Reidbuilt Homes and Western Living Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Melcor Developments' own community materials.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Rosenthal prices against Edmonton
The median new-construction list price in Rosenthal is $575,000, about 5% above the Edmonton-wide new-construction median of $545,998.
On a price-per-square-foot basis the two are almost identical: $314 in Rosenthal versus $308 across Edmonton, so the headline pricier price mainly reflects home size rather than value. Within Rosenthal itself, price per square foot ranges from $278 to $378, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Rosenthal?
As of 16 September 2026 there are 45 active new-construction listings in Rosenthal, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $329,998 to $849,000, with a median list price of $589,900.
Where exactly is Rosenthal?
Rosenthal is in west Edmonton, within the Lewis Farms area. It is bounded by 87 Avenue to the north, 231 Street (Hillview Road) to the west, 215 Street (Winterburn Road) to the east, and Whitemud Drive to the south.
Which builders are building in Rosenthal?
Rosenthal is developed by Melcor Developments, with Canyon Spring Homes, Carrington Communities, Dolce Vita Homes, Encore Master Builder, Footprint Developments, Homes by Avi, Landmark Homes, Lincolnberg Master Builder, Parkwood Master Builder, Reidbuilt Homes and Western Living Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Rosenthal cheaper than the rest of Edmonton?
No — the median list price in Rosenthal runs about 7% above the Edmonton new-construction median.
Can I find a home with a legal basement suite in Rosenthal?
Sometimes. 2 of the 45 active listings in Rosenthal have a finished basement suite. A further 18 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
