Common features across the current inventory: 8 homes list a garage, 2 have a side entrance (the standard precursor to a future basement suite), 8 include a bonus room. 1 listing currently has a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.
Location
Where Meltwater is
Meltwater is in Ward Sspomitapi, in southeast Edmonton, within the Decoteau Area Structure Plan — named after Alex Decoteau, a Cree track-and-field Olympian at the 1912 Games and Canada's first Indigenous police officer. Meltwater's own Neighbourhood Structure Plan was approved by City Council in 2021, covering roughly 300 hectares built around a natural pond and wildlife corridor.
The community is developed by Agam Developments and includes a planned Town Centre with higher-density, transit-oriented development near a future park-and-ride facility. It sits south of Ellerslie Road and east of 17 Street, with access to Anthony Henday Drive via 50 Street.
Builders
Who’s building here
Meltwater is developed by Agam Developments. Builders listed as active in the community include Homes By New Era and Prominent Homes Edmonton.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Agam Developments' own community materials. This is a partial list — Meltwater's own community site lists a fuller roster by construction stage that we were not able to fully confirm; treat this as the builders we could verify, not an exhaustive one.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Meltwater prices against Edmonton
The median new-construction list price in Meltwater is $742,450, about 35% above the Edmonton-wide new-construction median of $548,800.
Price per square foot runs the other way, though: $336 in Meltwater against $308 across Edmonton — so despite the headline gap, homes here are not simply pricier per foot. Within Meltwater itself, price per square foot ranges from $296 to $388, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Meltwater?
As of 17 September 2026 there are 8 active new-construction listings in Meltwater, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $639,900 to $779,000, with a median list price of $716,950.
Where exactly is Meltwater?
Meltwater is in southeast Edmonton, in Ward Sspomitapi, within the roughly 300-hectare Decoteau Area Structure Plan — one of five neighbourhoods planned under it, alongside Decoteau, Kettle Lakes, Snowberry and Alces. Its own Neighbourhood Structure Plan was approved in 2021.
Which builders are building in Meltwater?
Meltwater is developed by Agam Developments, with Homes By New Era and Prominent Homes Edmonton listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Meltwater cheaper than the rest of Edmonton?
No — the median list price in Meltwater runs about 30% above the Edmonton new-construction median.
Can I find a home with a legal basement suite in Meltwater?
Sometimes. 1 of the 8 active listings in Meltwater has a finished basement suite. A further 3 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
