What’s actually being built
Keswick is overwhelmingly a single-family neighbourhood — duplexes make up only 8% of current listings (4 of 52), so if you specifically want a duplex or attached home, the selection here is thin compared with what you will find in the single-family segment

Common features across the current inventory: 38 homes list a garage, 16 have a side entrance (the standard precursor to a future basement suite), 22 include a bonus room. 1 listing currently has a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.
Location
Where Keswick is
Keswick is in southwest Edmonton, within the Windermere area, in Ward pihêsiwin. Established through the Keswick Neighbourhood Structure Plan adopted in 2010, it covers roughly 373 hectares and was inspired by England’s Lake District, reflected in the community’s name. It is bounded by the North Saskatchewan River to the west, Hiller Road SW to the north, 170 Street SW to the east, and 28 Avenue SW to the south.
The plan emphasizes public access to the North Saskatchewan River Valley and ravine system, with connected park spaces threaded through the neighbourhood. Keswick has grown into several named sub-phases — including Keswick on the River, Keswick Landing and Riverstead at Keswick — each with its own builder lineup, which is why the builder roster below is broader than in a single-developer community.
It is a joint-venture development between MLC Group and Cameron Communities, represented by the Greater Windermere Community League.
Builders
Who’s building here
Keswick is developed by MLC Group and Cameron Communities. Builders listed as active in the community include Cameron Homes, Bedrock Homes, Cantiro, Aacropolis Homes and Ace Lange Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from MLC Group and Cameron Communities' own community materials.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Keswick prices against Edmonton
The median new-construction list price in Keswick is $502,400, about 8% below the Edmonton-wide new-construction median of $545,998.
On a price-per-square-foot basis the two are almost identical: $308 in Keswick versus $308 across Edmonton, so the headline cheaper price mainly reflects home size rather than value. Within Keswick itself, price per square foot ranges from $241 to $624, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Keswick?
As of 16 September 2026 there are 50 active new-construction listings in Keswick, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $319,900 to $1,895,000, with a median list price of $518,373.
Where exactly is Keswick?
Keswick is in southwest Edmonton, within the Windermere area (Ward pihêsiwin, Southwest sector). It is bounded by the North Saskatchewan River to the west, Hiller Road SW to the north, 170 Street SW to the east, and 28 Avenue SW to the south.
Which builders are building in Keswick?
Keswick is developed by MLC Group and Cameron Communities, with Cameron Homes, Bedrock Homes, Cantiro, Aacropolis Homes and Ace Lange Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Keswick cheaper than the rest of Edmonton?
On headline price, yes — the median is about 6% below the Edmonton new-construction median. On price per square foot the gap narrows to about the same size or less, so part of the saving reflects smaller homes rather than better value per foot.
Can I find a home with a legal basement suite in Keswick?
Rarely to never, at the moment — none of the 50 active listings in Keswick currently has a finished basement suite. A further 13 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
