Location
Where Secord is
Secord is in Ward Nakota Isga, in west Edmonton, designated Neighbourhood 6 within the Lewis Farms Area Structure Plan, adopted by City Council in 1988. Its own Neighbourhood Structure Plan was adopted in September 2007. It's named after Richard Secord, who arrived in Edmonton in 1883 as the city's fourth public school teacher before becoming a fur trader, real estate investor and private banker, and was elected to the North-West Territories Legislature in 1902.
Development began centrally and progressed outward in phases. The neighbourhood is defined by wetlands, tree stands, ponds and a connected trail system, with a mix of low- and medium-density housing. Melcor develops “Rosewood at Secord,” a specific sub-project within the neighbourhood; the rest of Secord has been built out by a range of builders rather than a single master developer.
Builders
Who’s building here
Secord is developed by multiple builders under the Lewis Farms Area Structure Plan. Builders listed as active in the community include StreetSide Developments, Landmark Homes, Lincolnberg Master Builder, Western Living Homes, Akash Homes and Footprint Developments.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from multiple builders under the Lewis Farms Area Structure Plan's own community materials. We could not confirm a single named master developer for Secord as a whole — only for “Rosewood at Secord,” a specific sub-project within the neighbourhood developed by Melcor. The builder list above is pieced together from multiple secondary listing sites rather than one authoritative roster, so treat it as a reasonable current picture rather than a definitive one.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

How Secord prices against Edmonton
The median new-construction list price in Secord is $434,949, about 21% below the Edmonton-wide new-construction median of $548,800.
Price per square foot tells a similar story: $284 in Secord against $308 across Edmonton — genuinely cheaper on a like-for-like basis, not just smaller homes. Within Secord itself, price per square foot ranges from $273 to $305, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Secord?
As of 17 September 2026 there are 5 active new-construction listings in Secord, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $246,900 to $648,700, with a median list price of $484,900.
Where exactly is Secord?
Secord is in west Edmonton, in Ward Nakota Isga, designated Neighbourhood 6 of the Lewis Farms Area Structure Plan (adopted 1988). It is bounded on the north by Stony Plain Road (Highway 16A), on the south by 92 Avenue, on the east by Winterburn Road (215 Street), and on the west by 231 Street. It is named after Richard Secord, Edmonton's fourth public school teacher, later a fur trader, real estate investor and private banker, elected to the NWT Legislature in 1902.
Which builders are building in Secord?
Secord is developed by multiple builders under the Lewis Farms Area Structure Plan, with StreetSide Developments, Landmark Homes, Lincolnberg Master Builder, Western Living Homes, Akash Homes and Footprint Developments listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Secord cheaper than the rest of Edmonton?
On headline price, yes — the median is about 12% below the Edmonton new-construction median. Price per square foot tells a similar story, so this looks like genuine value rather than just smaller homes.
Can I find a home with a legal basement suite in Secord?
Rarely to never, at the moment — none of the 5 active listings in Secord currently has a finished basement suite. A further 2 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
