Inventory
What’s actually being built
Marquis is predominantly single-family, but not exclusively — with duplexes and townhomes together making up nearly half the inventory (28 of 58 listings), Marquis reads as a genuinely form-diverse community rather than a single-family subdivision with a few extras tacked on

Common features across the current inventory: 26 homes list a garage, 14 have a side entrance (the standard precursor to a future basement suite), 22 include a bonus room. 0 listings currently have a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.
Location
Where Marquis is
Marquis is in northeast Edmonton, in Ward Dene, within the North sector. The Marquis Neighbourhood Structure Plan was adopted by City Council on 28 April 2015; the area was originally considered Horse Hill Neighbourhood 2 within the broader Horse Hill Area Structure Plan. It covers roughly 10 square kilometres, bounded by Manning Drive to the northwest, a future Horse Hill neighbourhood to the north, the North Saskatchewan River valley to the east and southeast, and further future Horse Hill neighbourhoods to the south and west.
The plan calls for a complete community built around a Town Centre, with public open spaces and land set aside for urban agriculture reflecting the area’s farming history. The first development phase opened around 178 lots bordered by tree stands, parkland and multi-use trails.
The developer, Qualico Communities, markets Marquis as close to the North Saskatchewan River valley and minutes from Anthony Henday Drive.
Builders
Who’s building here
Marquis is developed by Qualico Communities. Builders listed as active in the community include Broadview Homes, Coventry Homes, Impact Homes, Jayman, Pacesetter Homes, Sterling Homes and StreetSide.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Qualico Communities' own community materials.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

FAQ
Common questions
How many new construction homes are for sale in Marquis?
As of 17 September 2026 there are 64 active new-construction listings in Marquis, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $249,998 to $799,999, with a median list price of $450,119.
Where exactly is Marquis?
Marquis is in northeast Edmonton, within the Horse Hill area (Ward Dene, North sector). It is bounded on the northwest by Manning Drive, on the north by a future Horse Hill neighbourhood, on the east and southeast by the North Saskatchewan River valley, and on the south and west by future Horse Hill neighbourhoods.
Which builders are building in Marquis?
Marquis is developed by Qualico Communities, with Broadview Homes, Coventry Homes, Impact Homes, Jayman, Pacesetter Homes, Sterling Homes and StreetSide listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Marquis cheaper than the rest of Edmonton?
On headline price, yes — the median is about 18% below the Edmonton new-construction median. Price per square foot tells a similar story, so this looks like genuine value rather than just smaller homes.
Can I find a home with a legal basement suite in Marquis?
Rarely to never, at the moment — none of the 64 active listings in Marquis currently has a finished basement suite. A further 15 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
