What’s actually being built

Klarvatten is overwhelmingly a single-family neighbourhood — every one of the 21 active listings is single-family, consistent with infill construction replacing individual lots in an already-established, low-rise neighbourhood rather than a mixed-form subdivision under active development.

Common features across the current inventory: 18 homes list a garage, 11 have a side entrance (the standard precursor to a future basement suite), 20 include a bonus room. 0 listings currently have a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.

Location

Where Klarvatten is

Klarvatten is in north Edmonton, within the city’s Lake District, on land that was farmland before urban development. It is bounded by Anthony Henday Drive to the north, 82 Street to the east, 167 Avenue to the south, and 91 Street to the west.

Unlike most other communities covered on this site, Klarvatten is not a new subdivision — its Neighbourhood Structure Plan was approved by City Council back in the late 1970s, and the area saw its first residential construction in the late 1980s. More than half of its homes were built in the 2000s, and today it is a substantially established neighbourhood: City data puts current housing at 87% single-family, 11% row housing and 2% duplex.

The new-construction listings found here now are best understood as later-phase and infill development within an otherwise mature community, rather than an active, coordinated subdivision still being built out.

Builders

Who’s building here

Klarvatten is a mature neighbourhood, not a single developer’s subdivision. Its Neighbourhood Structure Plan dates to the late 1970s, and more than half of its housing stock was built out during the 2000s. The active new-construction listings here today are later-phase and infill builds on individual lots, brought to market by a range of independent builders rather than one coordinated community developer.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from no single developer's own community materials.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing

How Klarvatten prices against Edmonton

The median new-construction list price in Klarvatten is $545,997, close to the Edmonton-wide new-construction median of $545,998.

On a price-per-square-foot basis the two are almost identical: $314 in Klarvatten versus $308 across Edmonton, so the headline similar price mainly reflects home size rather than value. Within Klarvatten itself, price per square foot ranges from $287 to $333, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Klarvatten?

As of 16 September 2026 there are 23 active new-construction listings in Klarvatten, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $514,997 to $699,900, with a median list price of $556,498.

Where exactly is Klarvatten?

Klarvatten is in north Edmonton, within the Lake District. It is bounded by Anthony Henday Drive to the north, 82 Street to the east, 167 Avenue to the south, and 91 Street to the west.

Which builders are building in Klarvatten?

There isn’t one. Klarvatten is a mature, largely built-out neighbourhood rather than a single developer’s subdivision, so its current new-construction listings come from a range of independent builders working individual infill and later-phase lots, not one coordinated roster.

Is Klarvatten cheaper than the rest of Edmonton?

Roughly in line with the Edmonton new-construction median — the gap is small enough that it is not a meaningful difference either way.

Can I find a home with a legal basement suite in Klarvatten?

Rarely to never, at the moment — none of the 23 active listings in Klarvatten currently has a finished basement suite. A further 12 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
