Location
Where Granville is
Granville is in Ward sipiwiyiniwak, in west Edmonton, within The Grange planning area — not to be confused with the Windermere area in the city's far south. Covering roughly 305 acres, it is represented by the Glastonbury Community League. Population grew from a few hundred to 2,772 residents across 846 dwellings between 2012 and 2019, per City census data, reflecting how recently most of the neighbourhood was built.
The community is master-developed by Alldritt Land Corporation, built around two ponds connected by a footbridge, with a trail system linking into the adjacent Grange and Hampton communities. An 8-acre mixed-use commercial site is planned at the neighbourhood's northeast corner along Whitemud Drive.
Builders
Who’s building here
Granville is developed by Alldritt Land Corporation Limited Partnership. Builders listed as active in the community include Active Homes, Mill Street Homes, Platinum Signature Homes, Vicky's Homes, Crimson Cove Homes, Streetside Developments and Broadview Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Alldritt Land Corporation Limited Partnership's own community materials.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Granville prices against Edmonton
The median new-construction list price in Granville is $739,900, about 35% above the Edmonton-wide new-construction median of $548,800.
Price per square foot runs the other way, though: $346 in Granville against $308 across Edmonton — so despite the headline gap, homes here are not simply pricier per foot. Within Granville itself, price per square foot ranges from $328 to $430, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Granville?
As of 16 September 2026 there are 13 active new-construction listings in Granville, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $354,998 to $1,450,000, with a median list price of $724,900.
Where exactly is Granville?
Granville is in west Edmonton, in Ward sipiwiyiniwak, within The Grange area (Area Structure Plan adopted 1998). It is bounded on the north by Whitemud Drive, on the east by a utility right-of-way, on the south by 62 Avenue NW, and on the west by Winterburn Road (215 Street). It borders Breckenridge Greens, Potter Greens and Glastonbury.
Which builders are building in Granville?
Granville is developed by Alldritt Land Corporation Limited Partnership, with Active Homes, Mill Street Homes, Platinum Signature Homes, Vicky's Homes, Crimson Cove Homes, Streetside Developments and Broadview Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Granville cheaper than the rest of Edmonton?
No — the median list price in Granville runs about 32% above the Edmonton new-construction median.
Can I find a home with a legal basement suite in Granville?
Rarely to never, at the moment — none of the 13 active listings in Granville currently has a finished basement suite. A further 2 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
