Location

Where Goodridge Corners is

Goodridge Corners is in northwest Edmonton, along 127 Street north of Anthony Henday Drive, at the point where the City of Edmonton, the City of St. Albert and Sturgeon County meet. Its Neighbourhood Area Structure Plan was adopted by City Council on 24 February 2014 (Bylaw 16714), with subsequent amendments in 2024 and 2025 to adjust land uses while keeping the original vision intact.

Unlike the master-planned communities elsewhere on this site, Goodridge Corners is being brought to market directly by the City of Edmonton. Its first residential stage released 112 ground-oriented lots — single-family (front and lane access), semi-detached and row housing with lane access — with single-family homes typically running 2,200 to 2,600 sq ft.

Every builder in the community must be Built Green Certified, or build in partnership with one, under design guidelines administered by Windward Landtec Inc. on the City’s behalf.

Builders

Who’s building here

Goodridge Corners is unusual among the communities on this site: it is an entirely City of Edmonton-led development, not a private master-planned community. Windward Landtec Inc. serves as the City’s Design Review Consultant, working with individual builders and lot owners to ensure new homes meet the City’s design guidelines — which require every builder to be Built Green Certified, or to build with one. Builders active in the community include AVN Homes and Singh Builders.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from the City of Edmonton's own community materials.

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

How Goodridge Corners prices against Edmonton

The median new-construction list price in Goodridge Corners is $659,450, about 21% above the Edmonton-wide new-construction median of $545,998.

On a price-per-square-foot basis the two are almost identical: $301 in Goodridge Corners versus $308 across Edmonton, so the headline pricier price mainly reflects home size rather than value. Within Goodridge Corners itself, price per square foot ranges from $274 to $325, a spread wide enough that lot position, finish level and builder all clearly move the number.

As of 17 September 2026 there are 18 active new-construction listings in Goodridge Corners, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $474,900 to $1,675,000, with a median list price of $612,500.

Where exactly is Goodridge Corners?

Goodridge Corners is in northwest Edmonton, along 127 Street north of Anthony Henday Drive, at the point where the City of Edmonton, the City of St. Albert and Sturgeon County meet.

Which builders are building in Goodridge Corners?

Goodridge Corners is led by the City of Edmonton itself, not a private developer — the only community covered on this site where that’s the case. The City sells serviced lots directly, and individual builders, including AVN Homes and Singh Builders, construct on them under the City’s Design Guidelines, which require Built Green certification.

Is Goodridge Corners cheaper than the rest of Edmonton?

No — the median list price in Goodridge Corners runs about 11% above the Edmonton new-construction median.

Can I find a home with a legal basement suite in Goodridge Corners?

Sometimes. 1 of the 18 active listings in Goodridge Corners has a finished basement suite. A further 11 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
