What’s actually being built
Crestwood is overwhelmingly a single-family neighbourhood — every one of the 5 active listings is a single-family home, with the highest median price of any community on this site, reflecting Crestwood's river-valley-adjacent infill lots

Common features across the current inventory: 3 homes list a garage, 0 have a side entrance (the standard precursor to a future basement suite), 2 include a bonus room. 1 listing currently has a finished basement suite — so if suite income is your goal here, some buyers are working from a side entrance and finishing it themselves.
Location
Where Crestwood is
Crestwood is in Ward Nakota Isga, in west Edmonton, nestled between the MacKinnon and MacKenzie ravines overlooking the North Saskatchewan River valley. The neighbourhood was developed in the early 1950s, initially platted as part of the adjacent Jasper Place and Capital Hill subdivisions before City Council allowed it to adopt the Crestwood name. The Crestwood Community League traces its own roots to 1917, as the “142 Street Community League” serving the earlier rural Jasper Place-area community — decades before the modern subdivision was built out.
The neighbourhood is known for Candy Cane Lane, an annual holiday lights tradition on 148 Street. New construction today is infill — individual river-valley-adjacent lots redeveloped one at a time, at some of the highest price points of any community on this site.
Builders
How new construction happens here
Crestwood was developed in the early 1950s, so there is no master developer or builder roster the way there is for a new suburb. Its current new-construction listings are individual infill teardown-rebuilds on a river-valley-adjacent lot base, at some of the highest price points of any community on this site.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, and because these are one-off infill projects on individually-owned lots rather than a single developer’s phased release, there is no community-marketing site with a builder roster to point to.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing
How Crestwood prices against Edmonton
The median new-construction list price in Crestwood is $2,795,595, about 409% above the Edmonton-wide new-construction median of $548,800.
Price per square foot runs the other way, though: $754 in Crestwood against $308 across Edmonton — so despite the headline gap, homes here are not simply pricier per foot. Within Crestwood itself, price per square foot ranges from $514 to $884, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Crestwood?
As of 16 September 2026 there are 3 active new-construction listings in Crestwood, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $2,200,000 to $3,197,000, with a median list price of $2,850,000.
What is Crestwood known for?
Beyond its river-valley setting, Crestwood is known for Candy Cane Lane — an annual holiday lights tradition on 148 Street that runs roughly December 7 through January 1 each year, one of Edmonton's longest-running neighbourhood light displays.
Where exactly is Crestwood?
Crestwood is in west Edmonton, in Ward Nakota Isga, bounded by the North Saskatchewan River valley to the east, MacKinnon Ravine to the north, MacKenzie Ravine to the south, and 149 Street to the west, bordering Sherwood Park — the Edmonton neighbourhood, not the town east of the city. It dates to the early 1950s — new-construction listings here are individual infill rebuilds, not a planned subdivision.
Which builders are building in Crestwood?
There's no single builder or developer for Crestwood — it was developed in the early 1950s, and current new-construction listings are individual infill teardown-rebuilds on existing lots, not a planned subdivision.
Is Crestwood cheaper than the rest of Edmonton?
No — the median list price in Crestwood runs about 418% above the Edmonton new-construction median.
Can I find a home with a legal basement suite in Crestwood?
Sometimes. 1 of the 3 active listings in Crestwood has a finished basement suite.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
