What’s actually being built
Chappelle is predominantly single-family, but not exclusively — in fact, at 44% of active listings, duplexes are nearly as common as single-family homes, a legacy of Chappelle’s larger, more established multi-phase build-out

Common features across the current inventory: 43 homes list a garage, 14 have a side entrance (the standard precursor to a future basement suite), 26 include a bonus room. 2 listings currently have a finished basement suite — so if suite income is your goal here, most buyers are working from a side entrance and finishing it themselves.
Location
Where Chappelle is
Chappelle is in southwest Edmonton, within the Heritage Valley area, formally established in October 2008 through the Chappelle Neighbourhood Area Structure Plan (originally Neighbourhood 10 within the Heritage Valley Servicing Concept Design Brief). It is bounded by Whitemud Creek to the west, a future 25 Avenue SW to the north, a future 127 Street SW to the east, and the city limits at 41 Avenue SW to the south.
Chappelle is more established than most communities on this list — its population grew from 151 residents in 2012 to over 1,600 by 2014, and it now spans several named phases. The largest active new-home phase is Chappelle Gardens, developed by Brookfield Residential, which won Canada’s Best Growing Community at the 2023 CHBA National Awards for Housing Excellence and centres on The Social House, a residents-only amenity building with a spray park, basketball courts and a hockey rink.
Because Chappelle covers more ground and more phases than a typical single-developer community, the builder roster below reflects Chappelle Gardens specifically rather than the entire area.
Builders
Who’s building here
Chappelle spans several building phases; its largest active new-home phase, Chappelle Gardens, is developed by Brookfield Residential Properties ULC. Builders listed as active in Chappelle Gardens include Akash Homes, Brookfield Residential, Daytona Homes, Five Star Homes, Parkwood and Sterling Homes.
A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Brookfield Residential Properties ULC's own community materials.
Schools
Schools and catchments
Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:
Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.
Nearby
How it compares to its neighbours
The 2 communities bordering Chappelle are active new-construction markets in their own right. Together with Chappelle they account for 75 active new-construction listings in one contiguous stretch of Edmonton — a genuinely efficient area to shop, since you can compare 3 communities in an afternoon.
| Community | Listings | Median price | Price range |
|---|---|---|---|
| Chappelle (this page) | 55 | $559,900 | $349,900 – $1,700,000 |
| Desrochers east | 17 | $492,291 | $139,998 – $717,637 |
| Glenridding Ravine north | 8 | $589,900 | $334,900 – $649,900 |
The pattern worth noticing: Glenridding Ravine carries a meaningfully higher median and Desrochers sits below Chappelle. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing
How Chappelle prices against Edmonton
The median new-construction list price in Chappelle is $548,900, close to the Edmonton-wide new-construction median of $545,998.
On a price-per-square-foot basis the two are almost identical: $315 in Chappelle versus $308 across Edmonton, so the headline similar price mainly reflects home size rather than value. Within Chappelle itself, price per square foot ranges from $257 to $571, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ
Common questions
How many new construction homes are for sale in Chappelle?
As of 16 September 2026 there are 55 active new-construction listings in Chappelle, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $349,900 to $1,700,000, with a median list price of $559,900.
Where exactly is Chappelle?
Chappelle is in southwest Edmonton, within the Heritage Valley area (Southwest sector). It is bounded by Whitemud Creek to the west, a future 25 Avenue SW to the north, a future 127 Street SW to the east, and the city limits at 41 Avenue SW to the south.
Which builders are building in Chappelle?
Chappelle covers several building phases rather than one single-developer community. Its largest active new-home phase, Chappelle Gardens, is developed by Brookfield Residential Properties ULC, with Akash Homes, Brookfield Residential, Daytona Homes, Five Star Homes, Parkwood and Sterling Homes listed as active builders there. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.
Is Chappelle cheaper than the rest of Edmonton?
Roughly in line with the Edmonton new-construction median — the gap is small enough that it is not a meaningful difference either way.
Can I find a home with a legal basement suite in Chappelle?
Sometimes. 1 of the 55 active listings in Chappelle has a finished basement suite. A further 21 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.
Do I pay anything to have MoveNew represent me?
No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.
What if I have a home to sell?
That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
