Location

Where Cashman is

Cashman is in Ward Ipiihkoohkanipiaohtsi, in southwest Edmonton, within the Heritage Valley area — originally planned as “Heritage Valley Neighbourhood 7A.” Its Neighbourhood Area Structure Plan was consolidated in January 2012, and the community has since been folded into the City's broader Southwest District Plan, adopted in 2024. It's named after Tony Cashman, an Edmonton writer, playwright and historian.

Most of Cashman's housing was built after 2000, predominantly single-detached homes with 3–4+ bedrooms. It borders Blackmud Creek to the west, Blackburne to the north, Calgary Trail and Gateway Boulevard to the east, and Cavanagh to the south.

Builders

Who’s building here

We could not confirm a single named master developer or a current builder roster for Cashman — unlike Granville or Hawks Ridge, there’s no dedicated community-marketing site to pull one from, which itself suggests Cashman has built out more incrementally, through multiple builders on individual parcels, rather than under one company’s branded launch. We would rather tell you that plainly than publish a builder list we can’t stand behind.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone, and we found no other reliable public source naming Cashman’s active builders.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

FAQ

Common questions

How many new construction homes are for sale in Cashman?

As of 16 September 2026 there are 6 active new-construction listings in Cashman, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $239,998 to $339,998, with a median list price of $292,498.

Where exactly is Cashman?

Cashman is in southwest Edmonton, in Ward Ipiihkoohkanipiaohtsi, within the Heritage Valley area — originally planned as “Heritage Valley Neighbourhood 7A.” It is bounded on the west by Blackmud Creek, on the north by Blackburne, on the east by Calgary Trail and Gateway Boulevard, and on the south by Cavanagh. It's named after Tony Cashman, an Edmonton writer, playwright and historian.

Which builders are building in Cashman?

We couldn't confirm this. Cashman doesn't have a dedicated developer-marketing site the way many other new Edmonton suburbs do, and we weren't able to find a reliable, current list of the builders active here — so rather than guess, we're telling you plainly that we don't know.

Is Cashman cheaper than the rest of Edmonton?

On headline price, yes — the median is about 47% below the Edmonton new-construction median. Price per square foot tells a similar story, so this looks like genuine value rather than just smaller homes.

Can I find a home with a legal basement suite in Cashman?

Rarely to never, at the moment — none of the 6 active listings in Cashman currently has a finished basement suite.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
