What’s actually being built

Blatchford is overwhelmingly a townhome neighbourhood — every one of the 6 active listings is a townhome, consistent with Blatchford's higher-density, car-light master plan rather than the single-family-dominant pattern typical of a greenfield Edmonton suburb

Common features across the current inventory: 5 homes list a garage, 0 have a side entrance (the standard precursor to a future basement suite), 1 include a bonus room. 0 listings currently have a finished basement suite — so if suite income is your goal here, some buyers are working from a side entrance and finishing it themselves.

Location

Where Blatchford is

Blatchford is in Ward O’day’min, in central Edmonton, on the site of the former City Centre Airport — itself named after Kenneth Blatchford, the Edmonton mayor who helped establish Blatchford Field, Canada's first licensed municipal airfield, in 1926. City Council voted to close the airport in 2009; the last flight departed November 30, 2013, and the community was named Blatchford in 2012.

Infrastructure groundbreaking began in 2015, the first developer broke ground in 2019, and the first residents moved in November 2020. As of 2025 roughly 400 residences are occupied or under construction, with full build-out now expected around 2042. The plan calls for over 80 acres of parks — about double the green space of a typical Edmonton neighbourhood — and operating LRT service at the NAIT/Blatchford Market station, with a further Blatchford Gate station planned.

Builders

Who’s building here

Blatchford is unlike every other community on this site: the City of Edmonton itself is the master developer. The City services and sells individual parcels to private builders, funded through those land sales rather than property tax, and each builder must meet Blatchford’s custom green building code — mandatory solar panels, connection to a district geoexchange energy system, and low-impact stormwater design. We were not able to confirm a current, complete roster of the individual builders active on site, so we are not publishing a builder list we cannot stand behind — if a specific builder matters to you, the City’s own Blatchford project office can confirm who currently holds an active parcel.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone, and unlike a single-developer suburb there is no one company’s marketing site to pull a roster from.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

Pricing

How Blatchford prices against Edmonton

The median new-construction list price in Blatchford is $409,998, about 25% below the Edmonton-wide new-construction median of $548,800.

Price per square foot runs the other way, though: $380 in Blatchford against $308 across Edmonton — so despite the headline gap, homes here are not simply cheaper per foot. Within Blatchford itself, price per square foot ranges from $295 to $554, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Blatchford?

As of 17 September 2026 there are 4 active new-construction listings in Blatchford, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $319,998 to $643,899, with a median list price of $457,749.

What makes Blatchford different from a typical new Edmonton suburb?

Blatchford is being built by the City of Edmonton itself on the site of the former City Centre Airport, which closed in 2013. It's designed to be carbon-neutral and run on 100% renewable energy, using a district geoexchange energy system, mandatory solar panels on every home, and low-impact stormwater design. At full build-out — not expected until around 2042 — the City projects up to 30,000 residents across roughly 536 acres, with more than 80 acres of parks, about double the green space of a typical Edmonton neighbourhood.

Where exactly is Blatchford?

Blatchford sits on the former City Centre Airport lands in central Edmonton, in Ward O’day’min, near downtown and along the north edge of the North Saskatchewan River. Unlike every other community on this site, it is being developed directly by the City of Edmonton rather than a private master developer.

Which builders are building in Blatchford?

Blatchford has no single home-building company the way a typical new suburb does — the City of Edmonton sells serviced parcels to individual builders who must meet the community's green building code. We could not confirm a complete, current roster of who currently holds an active parcel, so we're not publishing a builder list we can't verify.

Is Blatchford cheaper than the rest of Edmonton?

On headline price, yes — the median is about 17% below the Edmonton new-construction median. Price per square foot tells a similar story, so this looks like genuine value rather than just smaller homes.

Can I find a home with a legal basement suite in Blatchford?

Sometimes. 1 of the 4 active listings in Blatchford has a finished basement suite.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
