What’s actually being built

Aster is predominantly single-family, but not exclusively — at 36% of active listings, the duplex share here is unusually high for a still-developing community, worth knowing if a detached lot specifically matters to you

Location

Where Aster is

Aster is in southeast Edmonton, within The Meadows area structure plan, in Ward Sspomitapi. It was officially named on 30 April 2014, after the flowering aster plants common throughout Alberta, and was originally designated Neighbourhood 5 within The Meadows Area Structure Plan. It is bounded on the north by a future realignment of 23 Avenue NW, on the east and south by Anthony Henday Drive, and on the west by 17 Street NW.

Its southern neighbour, once planned under the working name “Decoteau North,” was later developed and renamed Alces — also covered on this site. Aster is planned for roughly 45 units per hectare, including provision for four-storey multi-family walk-ups alongside single-family and duplex lots, and the community has areas set aside for two future schools.

The developer, Qualico Communities, markets Aster as minutes from Anthony Henday Drive, with trails and green space woven through the neighbourhood as it builds out.

Builders

Who’s building here

Aster is developed by Qualico Communities. Builders listed as active in the community include Broadview Homes, Coventry, Impact Homes, Landmark, Pacesetter Homes, Sterling, StreetSide and Victory Homes.

A note on how we source this. The MLS® feed behind this site carries the listing brokerage, not the builder, so we cannot automatically attribute a specific home to a specific builder from the feed alone. The builder list above comes from Qualico Communities' own community materials.

Schools

Schools and catchments

Catchments in developing neighbourhoods change as schools are built and boundaries are redrawn, and we would rather send you to the authoritative source than publish a list that quietly goes stale. Both Edmonton school boards maintain official address-level finders:

Enter the exact address of any home you are considering — in a newer neighbourhood, two homes a few blocks apart can fall into different catchments.

How it compares to its neighbours

The 1 community bordering Aster is active new-construction market in its own right. Together with Aster they account for 96 active new-construction listings in one contiguous stretch of Edmonton — a genuinely efficient area to shop, since you can compare 2 communities in an afternoon.

Alces south 58$567,101$319,900 – $1,125,000

The pattern worth noticing: all 2 communities price within a narrow band of each other. Across the group, price per square foot is close enough that the differences are mostly about home size and lot type rather than a premium for the postal code.

Pricing

How Aster prices against Edmonton

The median new-construction list price in Aster is $500,799, about 8% below the Edmonton-wide new-construction median of $545,998.

On a price-per-square-foot basis the two are almost identical: $305 in Aster versus $308 across Edmonton, so the headline cheaper price mainly reflects home size rather than value. Within Aster itself, price per square foot ranges from $273 to $413, a spread wide enough that lot position, finish level and builder all clearly move the number.

FAQ

Common questions

How many new construction homes are for sale in Aster?

As of 16 September 2026 there are 72 active new-construction listings in Aster, one of the more active new-construction neighbourhoods in Greater Edmonton. Prices range from $324,998 to $674,600, with a median list price of $496,549.

Where exactly is Aster?

Aster is in southeast Edmonton, within The Meadows area (Ward Sspomitapi). It is bounded on the north by a future realignment of 23 Avenue NW, on the east and south by Anthony Henday Drive, and on the west by 17 Street NW.

Which builders are building in Aster?

Aster is developed by Qualico Communities, with Broadview Homes, Coventry, Impact Homes, Landmark, Pacesetter Homes, Sterling, StreetSide and Victory Homes listed as active builders. The MLS® feed does not record the builder against each listing, so we cannot map an individual home to a builder automatically.

Is Aster cheaper than the rest of Edmonton?

On headline price, yes — the median is about 10% below the Edmonton new-construction median. On price per square foot the gap narrows to about the same size or less, so part of the saving reflects smaller homes rather than better value per foot.

Can I find a home with a legal basement suite in Aster?

Rarely to never, at the moment — none of the 72 active listings in Aster currently has a finished basement suite. A further 26 listings include a side entrance — the standard structural precursor — for buyers planning to finish a suite themselves. Confirm suite legality with the City before relying on it.

Do I pay anything to have MoveNew represent me?

No. Builder sales representatives work for the builder. MoveNew represents you instead, at zero cost — the commission for a buyer's agent is already built into the builder's budget whether or not you bring one.

What if I have a home to sell?

That is common, and it is worth planning early. The timing question is how a builder's possession date lines up with the sale of your current home — completion dates can move, and carrying two homes or bridging the gap has a real cost. Start with a free home evaluation so you know what your current home is worth, then read our guide to selling before buying new construction.
